🏗️ Buying New Construction in Pennsylvania: What Buyers Don't Always Expect
Buying a brand-new home sounds simple: choose the house, select some finishes, wait for construction and move in. In practice, there can be quite a bit more to it. The builder's sales representative represents the builder, and buyers should understand their options for their own representation early—ideally before registration or the first visit.
đź’¸ The model home also isn't necessarily the base home. Cabinets, flooring, countertops, trim, lighting, finished spaces and lot premiums can quickly push the final cost higher. Builder contracts may also differ substantially from the resale agreements buyers are used to seeing, so understanding deposits, deadlines, delays and other obligations matters.
🔍 “New” also doesn't mean “perfect.” A newly built house was still constructed by people, and buyers should understand any inspection opportunities available under the agreement. Construction schedules can change as well, so avoid building your entire moving plan around one projected completion date without knowing what happens if that date moves.
🏦 Financing deserves planning too. Interest rates may be different several months from now when the home is completed, so buyers should speak with the lender about rate-lock timing and available options rather than assuming today's financing will still exist at settlement.
