🎓 Can You Buy a House If You Have Student Loans?

Having student loans doesn't automatically mean you can't qualify for a mortgage. What matters is how your debts interact with your income and the specific mortgage program you're using.


🎓 Mortgage underwriting typically evaluates recurring monthly debt as part of your debt-to-income calculation. Under current Fannie Mae conventional guidelines, if an actual monthly student-loan payment is reported correctly on your credit report, the lender can generally use that amount for qualification. If you're on an income-driven plan and documentation verifies an actual required payment of $0, Fannie Mae guidelines may allow a $0 qualifying payment. Different rules apply when the loan is deferred or in forbearance. (fanniemae.com)


💰 That's an important distinction because a person can have a large outstanding student-loan balance while carrying a manageable required monthly payment—or vice versa. Mortgage qualification is much more nuanced than looking at the balance and saying, “You owe $60,000, so you can't buy a home.”


Different loan programs can calculate student debt differently, so this is a lender conversation rather than something to guess about from an online mortgage calculator.


💡 If student loans are the reason you've assumed homeownership isn't possible, get an actual mortgage evaluation before ruling yourself out. The answer might still be “not yet,” but at least you'll know what needs to change.
