☀️ Buying a House With Solar Panels in Pennsylvania? Read This First

Solar panels can be a great feature, but before getting excited about the potential electric savings, ask one extremely important question: Who actually owns the solar system?


📄 A system may be owned outright, financed, leased or subject to another agreement such as a power-purchase arrangement. Greater Lehigh Valley REALTORS recently warned that how a solar system is financed and owned can affect financing, settlement and transfer obligations when the property is sold.


💰 Before purchasing, understand whether there's a remaining loan or lease, whether the agreement transfers, whether you have to qualify to assume it, what warranties apply and whether any recorded financing interest exists. Also pay attention to the roof underneath the panels. Replacing a roof can become a different project if the solar equipment has to be removed and reinstalled.


🔍 The takeaway isn't “avoid solar.” It's simply don't treat the solar panels like an appliance that automatically comes with the house without strings attached. Obtain the paperwork early and have the appropriate professionals explain anything you don't understand.
