✅ Your Offer Was Accepted! Now What Happens?

Getting the “They accepted your offer!” call is one of the best moments of buying a house. 🎉 It's also when an entirely new part of the process begins.

Once the property is under agreement, several things may start happening at the same time. Depending on your contract and financing, you'll work through inspections, mortgage underwriting, appraisal, title work and insurance. Your lender may continue requesting updated bank statements, income documentation or other financial information, so don't assume the mortgage is finished simply because you received a preapproval. (consumerfinance.gov)

🔍 Your inspection process helps you better understand the home's physical condition. Meanwhile, the lender works through final approval of both the borrower and property. You'll also need to arrange homeowners insurance and work through title/settlement requirements.

As closing approaches, you'll receive your final mortgage disclosures and eventually perform a final walkthrough to confirm the property's condition and any agreed-upon items before signing. CFPB recommends reviewing closing documents carefully rather than treating settlement like a stack of papers that simply needs signatures. (consumerfinance.gov)

📋 The easiest way to survive this phase is simple: answer requests quickly and ask questions when something doesn't make sense. There are a lot of people working on different pieces of your transaction, and good communication keeps those pieces moving together.
