Congratulations to Team Agent Christian Rich and his client Jessy, who are officially under agreement on this off-market investment opportunity!


This deal started where many do today—Facebook Marketplace. Christian initially connected with the seller back in November, but the property was already under contract. When the home resurfaced recently, it became clear why: the seller had unfortunately been misled by a wholesaler who presented themselves as an end buyer. After multiple settlement extensions, the seller discovered the issue and terminated the agreement.


Recognizing both the opportunity and the risks involved in situations like this, Christian moved quickly and strategically. Knowing the property aligned perfectly with Jessy’s fix-and-flip goals, an offer was placed—and now the project is officially moving forward.
