🔑 Pennsylvania Homebuyer Assistance: You May Have More Options Than You Think
One of the biggest barriers to buying isn't always the monthly mortgage payment. Sometimes it's having enough money available for the down payment and closing costs at the same time.
🏡 Pennsylvania buyers should know about programs offered through the Pennsylvania Housing Finance Agency. One option, K-FIT, can provide eligible borrowers with assistance equal to 5% of the lesser of the purchase price or appraised value. It's structured as a second mortgage that is forgiven gradually over ten years. Under PHFA's Keystone Flex version, borrowers aren't required to be first-time buyers, although income, purchase-price, credit and other eligibility requirements apply.
There's also a newer option introduced in 2026 called K-DATE. Eligible borrowers with qualifying loans of $150,001 or more may receive assistance equal to 5% of the lesser of the purchase price or appraised value. K-DATE carries a 0% interest rate and no monthly payment, with repayment deferred until events such as selling the property, refinancing or paying off the first mortgage. These aren't grants available automatically to everyone, and the specific mortgage, income and property all have to qualify. But they're a great example of why buyers shouldn't assume “I don't have 20% down, so I can't buy.”
