🏡 Closed & On to the Next Phase — Investor Success Story

We’re excited to share another successful closing led by Team Agent Christian Rich, who represented the buyer in this investment transaction. While this deal came with its challenges, persistence, strategy, and teamwork ultimately brought it across the finish line.

This project required careful coordination and patience, particularly during the due diligence phase. The team worked through multiple rounds of discussion with the contractor, fine-tuning the rehab estimate and scope of work to ensure the numbers aligned with the investment budget. When needed, settlement was extended to allow the time necessary to get the details right—never losing sight of the end goal.

Through continued collaboration and problem-solving, the estimate was successfully adjusted to fit the budget, giving the buyer full confidence in the project and its ability to hit projected resale profits once renovations are complete. With the plan now solidly in place, this property is well on its way to becoming a standout home when it returns to the market.

A big thank-you to Town Settlement Group for handling title and helping keep the transaction moving forward, and to Nick Smalley with SNR Capital for providing the financing support needed to make this deal possible.

We’re looking forward to seeing this transformation come to life and can’t wait to share the before-and-after once renovations are complete and the home is ready to hit the market this spring. Stay tuned—we’re excited to help find the right family to call it home next!
